Discovering that your rental property has been used as a clandestine drug lab (or “clan lab”) can be confronting. These illegal drug manufacturing sites, often referred to as meth labs, can leave behind serious contamination that poses health, safety, and financial risks.

If you suspect your property has been affected, it’s vital to act quickly and follow the right steps.

1. Do Not Enter the Property

Never attempt to enter or clean the property yourself.

Meth lab residues can contain toxic chemicals that linger long after production stops. Contaminants can seep into carpets, walls, and ventilation systems, putting occupants at risk of chemical exposure and respiratory illness.

2. Notify Authorities Immediately

Contact local police or your state health department as soon as possible. Once a drug lab has been identified, authorities will usually issue a notice declaring the property unsafe until professional testing and decontamination are complete.

3. Understand Your Legal Responsibilities

Landlords and property managers have a duty of care to provide a safe and habitable home. This includes ensuring any meth contamination or chemical residue is properly remediated before reoccupation.

Documentation from a qualified assessor is often required by insurers and regulators.

4. Engage Qualified Environmental Professionals

Decontaminating a meth or drug lab site is complex and should only be handled by trained experts.

QED has extensive experience in narcotics forensic clearance and clan lab remediation, working closely with government agencies, insurers and property managers to return properties to a safe condition.

5. Obtain Clearance Certification

Following remediation, a post-decontamination assessment is essential.

QED provides independent Forensic Clearance Certification, confirming the property meets national health and safety standards, allowing it to be safely re-let or sold.
